Jonathan Gould is a Co-Managing Member at Stonemar Properties and a co-founder of Stonemar Partners, the company's investment affiliate, and Stonemar Management, the company's property management affiliate.
Mr. Gould has been involved in all phases of the company’s development since its inception in 2003 and is jointly responsible for all corporate decisions. Further, he leads all property management and leasing initiatives while also focusing on sourcing investment opportunities and developing and managing joint venture relationships.
Mr. Gould has acquired more than $3 billion of real property during his 30-year career. Further, he has managed more than $50 million of construction, redevelopment, and capital improvement projects and negotiated hundreds of leases. Mr. Gould also has participated in a variety of complex land assemblages and several office and residential development projects in New York City.
Of note, Mr. Gould spearheaded the $638 million acquisition of Prime Retail, Inc. (NASDAQ: PMRE), a publicly-traded REIT with 36 outlet centers and 10 million square feet that was sold for $2.2 billion in 2010 to Simon Properties Group. From 1998 to 2001, he was a Senior Vice President at SL Green Realty Corporation (NYSE: SLG) where he was responsible for the REIT’s acquisitions, dispositions, and financing of more than $1.5 billion of commercial office and retail properties. From 1988 to 1998, Mr. Gould was a partner and Executive Vice President in charge of acquisitions and real estate at Icon Parking Systems, an owner-operator of parking facilities, commercial and multifamily properties, and development sites throughout New York City. During his tenure, he led the company through its principle expansion phase, growing its portfolio of parking assets from 52 to 115 locations. He also assisted in transforming Icon into the city’s largest private owner of parking facilities, and he positioned it for an eventual $275 million recapitalization with the Whitehall Fund, an affiliate of Goldman Sachs.
Mr. Gould earned a B.A. from the Boston University School of Management and a J.D. from New York Law School. He was admitted to the New York and Connecticut Bars. Mr. Gould is an active member of the International Council of Shopping Centers (ICSC).
Greg Guido is a Co-Managing Member at Stonemar Properties and a co-founder of Stonemar Partners, the company's investment affiliate, and Stonemar Management, the company's property management affiliate.
Mr. Guido is jointly responsible for all corporate and strategic decisions and for growing and managing the company's property portfolio. Additionally, he specializes in sourcing, analyzing, valuing, structuring, negotiating, and closing new investments and focuses on developing and managing all equity and debt relationships.
Mr. Guido has acquired and advised on more than $10 billion of real property during his 20-year career. Prior to Stonemar, he specialized in acquisitions for Antares Investment Partners, The Praedium Group, and Liquid Realty Partners. Mr. Guido also consulted on acquisition, development, repositioning, and portfolio-valuation projects for Cerberus Capital Management, Centro Properties Group US (now Brixmor Property Group), General Electric, and Argent Ventures.
Additionally, Mr. Guido was a Board Member of Whiterock Real Estate Investment Trust (TSE: WRK.UN) from the company’s inception in 2005 through its $1.4 billion sale in 2012. Whiterock was a Toronto-based company publicly-traded on the Toronto Stock Exchange that owned and managed nearly 11 million square feet of office, retail, and industrial assets throughout Canada and the United States. Mr. Guido was a member of the REIT’s Investment, Audit, and Corporate Governance and Compensation Committees. He was also an elected member of the Special Committee responsible for analyzing and assisting in the negotiation of the REIT's $1.4 billion sale to Dundee Real Estate Investment Trust (TSE: D.UN) in March 2012.
Mr. Guido began his career in investment banking, specializing in mergers and acquisitions at SBC Warburg. He then spent several years in leveraged finance focusing on the energy sector at Donaldson, Lufkin & Jenrette and Credit Suisse.
Mr. Guido earned a B.A. in Economics from Middlebury College and an M.B.A. from Harvard Business School. He is an active member of the International Council of Shopping Centers (ICSC).
Cody Kushner is a Vice President of Acquisitions and Asset Management at Stonemar Properties. He is responsible for deal sourcing and execution, capital raising, financing, asset management, valuations, and dispositions.
Prior to joining Stonemar, Mr. Kushner was a Partner at Cielo Property Group in Austin, TX and an Acquisitions Officer at JMA Ventures in San Francisco, CA.
Mr. Kushner has extensive experience in retail, office, mixed-use, multifamily, historic redevelopment, data center, hospitality, and resort development. During his 15-year career, he has participated in numerous 1031-qualified transactions, several complex fund-raising strategies, and various strategic public/private partnerships. Moreover, Mr. Kushner has managed the acquisition and management of more than $2 billion of real property, including the acquisition of a 700,000 square foot urban mixed-use infill redevelopment project that ultimately became the site of the Golden 1 Center, the home of the Sacramento Kings of the National Basketball Association. He also spearheaded the purchase of a $150 million, 200,000 square foot office building in downtown Austin and managed numerous historic restoration and value-add projects in Texas and along the West Coast, including a $55 million recapitalization of an iconic 100,000 square foot mixed-use hospitality/retail asset in San Francisco, as well as leading the sale one of the City’s largest and most prestigious data centers.
Mr. Kushner graduated from Vassar College with a B.A. in Political Science and a Minor in Economics. He is an active member of International Council of Shopping Centers (ICSC), the Urban Land Institute (ULI), and a former member of the Board of Directors of the Belden Club’s San Francisco chapter.
Melinda Schneider is General Counsel at Stonemar Properties. During her career, Ms. Schneider has been involved in more than $750 million of real estate-related transactions, specializing in contract negotiation, leasing, and due diligence.
Prior to joining Stonemar, Ms. Schneider was a practicing corporate attorney with the law firm of Gibson, Dunn & Crutcher. During her tenure, she participated in more than $250 million of transactions, including a $150 million financing for Rohr, Inc. with Salomon Brothers. Specifically, she worked in the litigation and corporate departments in both the San Diego, CA and New York, NY offices and focused on contract negotiations, 10-K and 10-Q public filings, blue-sky law reviews, initial public offerings, and debt financings.
Previously, Ms. Schneider was a partner, executive officer, and member of the Board of Directors of Technology Education Network, Inc. (“TEN-TV”), a 100-employee satellite network serving corporations and government agencies. In 2001, TEN-TV was acquired by Loudeye, Inc., a leading provider of business-to-business digital media services.
Ms. Schneider earned a B.A. in International Relations from the University of California at Davis and received a J.D. from Columbia Law School, where she was a Harlan Fiske Stone Scholar. She was admitted to the California Bar in 1992.
Daniel Amodio focuses on asset management and acquisitions at Stonemar Properties. He is responsible for sourcing, evaluating, underwriting, and analyzing potential acquisitions and for assisting in property and asset management of our existing portfolio.
Mr. Amodio began his real estate career as an intern at Stonemar while pursuing his law degree in 2015. Prior to joining Stonemar, Mr. Amodio was an Analyst at American International Group in their Financial Lines Insurance Group.
Mr. Amodio received a B.S. in Business & Technology with a concentration in Finance from Stevens Institute of Technology and received a J.D. from Fordham Law School. He was admitted to the New York Bar in 2017.
Kate Fraenza is the Controller at Stonemar Properties. She is responsible for the oversight of all property and corporate accounting, as well as for all financial and investor reporting. She also works closely with the company’s acquisition and senior management teams on a variety of growth and management initiatives.
Prior to joining Stonemar, Ms. Fraenza was the Controller for Reliant Realty Services, a large, full-service property management company that manages 13,000 multifamily units across 10 states. Previously, she was the Accounting Manager at Centro Properties Group (formerly New Plan Excel Realty Trust and now Brixmor Property Group) responsible for all the day-to-day accounting-related operations for more than 100 shopping centers.
Ms. Fraenza earned a B.B.A in Accounting from Iona College.
Dennis Renton is a General Manager in Property Management at Stonemar Properties. He has more than 20 years of experience managing and leasing commercial real estate with an emphasis on retail property management and development.
Prior to joining Stonemar, Mr. Renton was Vice President with Polimeni International where he managed a regional retail portfolio as well as Class A office buildings. Previously, Mr. Renton managed urban and suburban retail properties for The Hutensky Group in Hartford, CT and The Brookhill Group in New York City. He began his career as an asset manager for New York Life Insurance and American Continental Properties.
Mr. Renton earned a B.A. in economics from Queens College. He is a licensed real estate broker in the State of New York, and he has achieved the CSM management designation from the International Council of Shopping Centers where he has been a member since 1990.
Mark Parnett provides CFO-level support to Stonemar’s daily operations, focusing primarily on the company’s accounting and financial reporting activities.
He has more than 35 years of institutional accounting experience and is President and Founder of M Force Realty LLC, an advisory firm with current and past clients such as Harvard Management Company, Guggenheim Partners, Starwood Capital, Met Life, General Electric, Yale University, Travelers Insurance, and Conde Nast. Prior to founding M Force, Mr. Parnett was the Vice President of Asset Management for Antares Real Estate Services. Previously, he was the controller for several premier real estate firms, including SL Green, Insignia/ESG, Galbreath/LaSalle Partners, and Shorenstein Realty Services, as well as a senior project accountant for the Zeckendorf Company. During his career, Mr. Parnett has been responsible for numerous high-profile buildings in New York City, including 200 Park Avenue (MetLife Building), 551 Fifth Avenue (Fred French Building), 717 Fifth Avenue, Zeckendorf Towers, and Hudson View Towers. He began his career as a staff auditor with BDO Seidman.
Mr. Parnett received a B.B.A. in Accounting from Pace University.
Marcia Eagle is Of Counsel to Stonemar Properties. She has been practicing commercial real estate law for more than 30 years, specializing in leasing, tenant matters, acquisitions and dispositions, financing, and development. Prior to starting her own practice, Ms. Eagle was an attorney at Weil, Gotshal & Manges for five years and at Cole Schotz for 15 years.
Ms. Eagle’s extensive experience includes drafting, reviewing and negotiating leases, subleases, assignment and assumption of leases, reciprocal easement agreements, license agreements, development agreements, property management agreements, leasing agreements, maintenance agreements, utility easements, various service agreements, loan documents, and purchase and sale agreements. Ms. Eagle’s practice covers a wide range of assets; including mixed-use properties, office buildings, shopping centers, strip centers, city street retail spaces, ground-leased assets, warehouses, and industrial properties.
Ms. Eagle received her J.D. cum laude from the Brooklyn Law School and her B.B.A magna cum laude from Baruch College. Ms. Eagle is admitted to the New York and New Jersey Bars.
David Hill regularly represents Stonemar Properties regarding leasing, construction, acquisition, financing and sale-related matters. He is a member of Barnes & Thornburg’s Real Estate Department in Grand Rapids, MI and has acted as counsel in hundreds of real estate and lending-related matters, particularly in the negotiation and closing of lease and purchase and sale transactions for property owners as well as retail, office, multifamily, and medical clients.
Mr. Hill has been recognized on the Michigan Super Lawyers Rising Stars list since 2012. He was also named in 2014 on both the Grand Rapids Business Journal Forty Under 40 list and the Michigan Lawyers Weekly Up & Coming Lawyers List.
After graduating magna cum laude from Michigan State University with a B.A., Mr. Hill earned his J.D., magna cum laude, from Wayne State University Law School. While attending Wayne State, he was a member of the Order of the Coif and an editor of The Wayne Law Review.
Mr. Hill is a LEED Accredited Professional. He is admitted to the Michigan Bar.
